***** During the Covid-19 Pandemic, we (as well as all legal short-term rentals) are NOT permitted to operate as a quarantining facility. The only permissible way to rent our home during this time is to be exempt from quarantine, either as an on-island resident or as a traveler (as of Oct 15, 2020) participating in the Pre-travel Testing Program that requires a negative Covid-19 test 72 hours prior to arrival on the Island of Hawaii. If you are traveling under the Pre-travel Testing Program, OUR policy is that you must provide us with negative test results for ALL members of your party prior to entering our home. We will ONLY provide you with a valid door lock code with negative test results. Please bear in mind that by law ANY person who is not exempt from these restrictions or who tests positive for Covid-19 will be required to either quarantine in a hotel at your added expense, or return back to the mainland. Quarantining means that you are not allowed to leave the home under any circumstances except for an emergency. It is a difficult time to travel right now- please consider these factors prior to booking. If you have questions or concerns, please reach out first.

Other travel details-
Before Travel: I've had good experience with Vault Health as an official Hawaii Testing Partner. It's a simple, do it yourself at-home saliva test for Covid-19 (no Q-tip up the nose!). Depending on your arrival date, this may or may not be your best option as shipping does not occur on Sundays. Also, complete all information online for Safe Travels Hawaii. Tip- enter each leg of travel within the state as a separate trip.

After Travel: You will be tested again for Covid-19 at Kona Airport. It's a less invasive, antigen test that just skirts the outer part of your nostril. There will be a line, but you're free to leave right after (no waiting for results). You're in the clear if you don't receive a call within an hour or so.

We are sticklers for health and cleanliness. We follow VRHP/VRMA (Vacation Rental Housekeeping Professionals/Management Association) guidelines and protocols for cleaning, including blocking at least one day between rentals, having our cleaners wait at least three hours, preferably 24 hours prior to entry to protect their health, and using a comprehensive disinfection process with a focus on high-touch surfaces. Linens and bedding are washed using the highest possible temperatures, and everything that was out for use will be washed as well, regardless if it was used. Please note that some decorative pillows and other soft objects may be removed to improve cleanliness, and kitchen supplies (spices/condiments) will be limited to single-use items. We thank you for your understanding and cooperation during this time!

Concrete construction, ground floor location, and ceiling fans in all rooms keep the unit cool. However, to accommodate those unaccustomed to the tropical climate, there are two Air Conditioners: a 14,000 BTU A/C in the master bedroom/living room and an 8,000 BTU unit in the guest bedroom. But feel free to keep all the windows open at night since you're set so far back from Alii Drive! Nearly 200 meters/yards separate you from the roar of traffic, leaving only the sound of crashing waves and coastal breezes to lull you to sleep at night. Don't forget to catch the fiery sunsets from April - September from the privacy of your lanai, and from the viewing area the rest of the year.

Feel like getting a little work done? There's a networked laser printer and high-speed internet access and 5G router. In case you need a break from vacationing, Netflix is available on our Samsung SmarTV. Our unit comes with beach chairs, beach umbrellas, and coolers as well, along with boogie boards and assorted beach toys for the kids. These supplies are stored in the outdoor closet, next to your parking spot (one reserved spot). Heated pool and BBQ facilities are close by for those relax-at-home days.

This is our home for part of the year, and it shows. Artwork from well-renowned local artists and our own photography grace our walls, and furnishings/bedding are high end. Kitchen cupboards are completely stocked with china, glassware, cutlery, and nearly every appliance imaginable. We also make updates every time we visit. And don't forget about the heated pool and BBQ facilities just steps from the unit. If you're daring (and a really advanced snorkeler/swimmer), there is good snorkeling right outside the unit. *Warning* Tides can be very rough and unpredictable. Enter at your own risk!

Finally, whatever you choose to do, our Kona Town Condo is the perfect unit in the perfect location for you and your ohana. Mahalo and e komo mai!

We strive to keep our unit as clean as humanly possible. We are sticklers for cleanliness! When you first enter the unit, it will be nearly spotless. However, please note that when you leave the windows/lanai doors open, there may be a thin layer of lava rock dust that accumulates in the unit. This is common throughout Kona.

Air conditioning is available, but please limit use. Hawaii has the highest electric costs in the nation - mahalo for your understanding.

Last, prices reflect the taxes ALL LEGAL vacation rentals need to charge in Hawaii: a whopping 14.962% (as of 01/01/2020) total for Transient Accommodation Tax (TAT - 10.25%) and General Excise Tax (GET - 4.712%). AirBnB does not currently facilitate the charging taxes in the state of Hawaii. In other listings that don't mention taxes, in all likelihood the owners are not paying their fair share, effectively giving you a discount of almost 15%. There are ongoing attempts to allow AirBnB to collect taxes from renters on the owners' behalf and remit to the state, putting everyone on equal footing. Until then, our rates will seem higher due to the inclusion of TAT and GET. We are a 100% legal Short Term Vacation Rental in the state and county of Hawaii.

About a 20 minute walk (1.25 miles/2 km) from downtown Kona. Kailua Bay is a few miles to the north (you can see it from our lanai), and Keauhou Bay is several miles to the south. Everything you'd want or need is very close by, including restaurants, beaches, and quaint shops.

My family and I have been visiting the islands for the past decade. The first time we visited, we instantly fell in love with the people, culture, natural beauty, and of course, the food (and coffee) of Hawaii. After traveling to nearly all the islands (except for Niihau & Kahoolawe), we've always wanted to retain a connection back to our favorite state. After a few more visits, we decided that we wanted to get away from the busyness of Oahu, resort-like feel of Maui, and more isolated nature of Lanai/Molokai. The Big Island quickly emerged as our favorite island with its natural beauty, capacity to be explored, and people. Kona offers everything we've been looking for. Its beaches offer superb water sports and snorkeling, peace and quiet from the masses, and incredible diversity (black/green/white sand). The food is incredible (poke! Kona coffee!), locals laid-back and friendly, and the land offers nearly all of the climates our earth has to offer. Everything you could possibly want in an island, the Big Island offers. And we're so happy to officially call it our (second) home.
