There is a fully equipped modern kitchen, washer/dryer, iron and board, hairdryers. For your entertainment we offer games, DVD/BluRay, two big screen tv's, high speed internet and cable. The home is located in the heart of Killington just a few minutes drive to the Killington base lodges, Killington Adventure Center, all restaurants and shopping. We are also only 15 minutes drive (less than 9 miles) to Riverside Farm, a popular wedding destination in Pittsfield VT. Burlington Vermont is about 1.2 hours... also an amazing longer scenic route up Route 7..totally worth it!

AGREEMENT: Brett Walker(hereby referred to as Owner), and Guest agree as follows: Guest is an adult over 25 years of age and will be an occupant of the unit during the entire reserved period. Other occupants will be family members, friends, responsible adults or children under direct adult supervision. Use of the premises will be denied to persons not falling within the foregoing categories and as a result they would have to vacate the property without any refund. Any complaints from neighbors regarding excessive noise or other nuisances may be cause for immediate termination of the rental agreement and forfeiture of the guest’s security deposit and rents. Maximum occupancy: 16 people. 2. Please read the cancellation policy in section 4 below.
Reservations made less than 60 days prior to check-in are not exempt from the cancellation policy. Guest is liable for all replacements and repairs that are outside what is considered normal wear and tear, and Guest hereby authorizes Owner to deduct the cost of
any such replacement or repair from the security deposit. If such replacement or repair exceeds the damage deposit amount, then guest is responsible for reimbursement of the difference to Owner
within 45 days of departure date. In the event of a dispute concerning a security deposit, arguments to be heard in the jurisdiction where the property exists. The security deposit, less any claim as agreed to in this Agreement, will be refunded to Guest within 45 days of the departure date.

5. MAXIMUM OCCUPANCY: The maximum number of guests per house is 16 persons
6. PETS: Pets are not allowed in, at, or around the rental property. 7. SMOKING: Smoking is not allowed. 8. CHECK-IN: Check in time is 4:00PM on the day of arrival. 9. CHECK- OUT: Check out time is 10:00AM on the day of
departure. (message us for early or late check out options as available)
Before leaving, please make sure thermostats are turned down 10. CLEANING: There will be a cleaning fee of $175. The property will be inspected, sanitized and cleaned after your departure. You are required to leave the property in the same general condition that you received it by making sure dishes are put in the dishwasher and cleaned, the used towels are put in the bathrooms and the trash/ recycling is put away in the dumpsters in the parking area. If additional cleaning is required, appropriate charges will be deducted from your security deposit at a rate of $30.00 per hour. 11. 6 PERSON HOT TUB: If You wish to have the hot tub filled for use, there is a fee of $120 for your stay. We will supply chemicals to put in after use. We suggest people shower before use to extend the life of the tub and help keep it
clean for the duration of your stay. 12. TELEPHONES: The house has a house phone
13. WHAT WE SUPPLY: The property is fully furnished and equipped with blankets, pillows, washer, dryer, fully equipped kitchen, and furnishings. Dishwasher and dish soap are supplied. Paper products are supplied, but will not be replaced if consumed during your stay. Personal care products (including laundry detergent) are not supplied.
14. WEATHER: Owner does not assume any liability for loss, damage or injury to persons or their personal property. Neither does Owner accept liability for any inconveniences
arising from any temporary defects or stoppage in supply of water, gas, electricity, internet or plumbing. Nor will Owner accept any liability for any loss or damage caused by weather/ road conditions, natural disasters, acts of God or other reasons beyond its control. No refunds will be given for too much snow or lack of snow.
15. MAINTENANCE: Owner will diligently attempt to address maintenance issues as they occur. If a maintenance issue occurs that cannot be fixed in a reasonable amount of time, and significantly affects Guest’s stay, Owner reserves the right to refund at Owner’s discretion.
16. EXPRESS INDEMNITY: The undersigned, for himself/ herself, his/her
heirs, assignors, executors and administrators, fully releases
and discharges Owner from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result of, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of
any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.
17. We have outside security cameras at the entrances of the home. There are absolutely not cameras inside the home! This is for the protection of our home.
18. ENTIRE CONTRACT: All prior agreements between Owner and Guest
are incorporated in this Agreement, which constitutes the entire contract. It is intended as a final expression of the parties’ agreement, and may not be contradicted by evidence of any prior agreement or contemporaneous oral agreement. The parties further intend that this Agreement constitutes the complete and exclusive statement of its terms, and that no extrinsic evidence whatsoever may be introduced in any judicial or other proceeding, if any,
involving this Agreement. Any provision of this Agreement that is held to be invalid shall not affect the validity or enforceability of any other provision in this Agreement. The waiver of any breach shall not
be construed as a continuing waver of the same or any subsequent breach. This Agreement shall be governed and construed in accordance with the laws of the State of Vermont. Vermont shall have personal jurisdiction over the parties and the county in which the Premises is located shall be the forum for any legal action brought in relation to this Agreement.
