The houseboat is a unique place to stay in London, within easy reach of all of London’s landmarks, including Tower Bridge and Tower of London (5 mins by train). The boat is moored within a marina which means that there is very limited boat movement on the water. The houseboat is custom-designed with every possible comfort, including super fast Wifi, smart TV with content streaming services, and supremely comfortable beds. Rose Cottage, as we call it, has been painstakingly restored to create a delightful, light and cosy space.

The Snuggery is a converted outbuilding that has been set up for a cosy stay with a wood burning stove and lots of snuggly wraps to cuddle up in. The open plan interior, high vaulted ceilings and natural oak flooring create an interior which is fun, light and airy. Walking enthusiasts will enjoy walks from the back door straight on to the North Downs Way and there is a bench by the front door fitted with a heated element, perfect for warming up your walking boots. Downstairs there is an open plan entrance hall, kitchen island with fridge and tea making facilities, relaxing area with a tv and a small bathroom. Upstairs is the master bedroom with four poster bed, luxury bathroom with a double bath tub and a charming twin bedroom. There is a private garden with terrace and parking for 2 cars.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
