Inside our spacious newly renovated Black Cottage, you have a small full kitchen with farmhouse sink, large fridge/freezer, gas cooktop, microwave, air fryer, and Nespresso. In the lounge area there’s a smart screen tv- Netflix . Through the slider barn door to a large bedroom with plush king bed, laden with luxury linen and a walk in wardrobe leaving you ample space,+ comfortable reading chair. Walk though to the walk in tile shower, handbasin and toilet- there is also a Laundry in your room.

Experience our bespoke, solar powered cabin, rustic but surrounded by nature. With an outdoor bath, ( not hot tub) overlooking the river. This private area is perfect for unwinding and reconnecting with yourself. Wear covering clothing outdoors for insects 15 minutes from Hobbiton, close to Te Waihou Blue spring and Waiwere falls. Arriving at night, follow the solar lights. Dogs are welcome but no aggressive dogs. Please take your waste with you, we have don’t have bins in rural areas.

We are New Zealand's largest fenced eco-sanctuary, home to 2,500 kiwi which you should be able to hear at night. Relax and unwind in our intimate studio by Lake Karapiro. Treetops studio is situated in a peaceful garden setting with lovely views over the treetops above Lake Karapiro. At the end of the drive(500m) is the Karapiro domain - enjoy a short walk to have a coffee at the Podium cafe or cycle/walk the Te Awa cycleway. We are 20mins from Hamilton airport and a great location to access local tourist attractions: Cambridge 10mins, Hobbiton 30mins, Rotorua 1hour, Waitomo caves 1 hour.

Nestled between grassland and trees, this guest house is the perfect place to soak up New Zealand’s beautiful nature. Relax watching the birds and scenic hills or get hands on with the family pets.
