It's 4 bed, 3.5 bath, and sleeps 14 in beds (and up to 18 with 2 pack-n-plays and 2 peeps on the couch). I've got a heated pool with 5 foot waterfall, pickleball/basketball court, barrel sauna, hot tub, play place, party deck, firepit, and game room. Ps.
