Rural RetreatQuiet and isolated

Situated in the shadow of the South Downs National Park on a small rural road with hardly any neighbours our charming cottage is a great place from which to explore the unspoiled open countryside and its many footpaths around us. The nearest street light is two miles away. Owls, deer and the occasional nightingale are the only sounds in the middle of the night The cottage décor is fresh and modern with plenty of parking and a small decking area. Pets are allowed by agreement, email us to ask.

Comfy and cosy hut in stunning private location

The shepherd's hut is located in a private and peaceful spot on our smallholding, on the outskirts of the South Downs National Park. The hut has great amenities and is heated. It has great access to footpaths and local shops and pubs. We are fortunate enough to have some wonderful wildlife here, including deer, birds of prey and woodpeckers. As well as our rare breed sheep and pigs. Issy is a land agent and Geoff is a tree surgeon, so we have a keen interest in nature and the environment.

The bottom of the downs a five minute drive and a handful of pubs all within a 5mile radius. Plumpton station a 2 minute drive you can be in London within the hour.

The bus boasts a super comfy double bed downstairs and European sized bunks up top! Heating upstairs & Down, as well as heated blankets to keep it nice and cozy in the colder months! The SHED is ideally located in the beautiful West Sussex countryside just outside the South Downs National Park and a short drive from the coastThere are lovely walking and cycling routes straight from the door. We are well situated for trips to Goodwood ,Fontwell and Cowdray Park.The towns of Guildford,Brighton ,Chichester,Arundel and Petworth are all nearby. Well behaved dogs are welcome on leads as there is no fenced area. A travel cot for babies is available.but bedding not provided

Countryside setting within a convenient location.

Set in lovely countryside, the Stables Flat is a private one bedroom apartment decorated in a modern style. It is part of a stable yard that is no longer in use. Guests and their dogs are welcome to enjoy the paddocks and small patch of woodland that form part of the property. There are lots of circular country walks including dog friendly pubs and the Bolney wine estate and cafe. Being close to the A23 and A272, gives easy access to Brighton, Hickstead, Gatwick and Nymans gardens.

Pine tree woodland retreat

This architect designed self contained studio retreat is surrounded by pine trees and positioned in a secluded side annex to our main family house. The area is surrounded by walking paths and quiet country lanes. It is a newly renovated open-plan space with en-suite shower room and private balcony, tree-top views and direct access to a yoga deck. By arrangement guests may have exclusive use of the heated pool and infra-red sauna which is situated at the rear of the main house.

Dog friendly. Close to many famous houses and gardens ,Sissinghurst Castle, Great Dixter, Chartwell, Batemans and Scotney Castle. The Spa town of Royal Tunbridge Wells is a 20 minute drive away. Wadhurst our nearest village has 2 small supermarkets, great butcher, deli, 2 pubs and takeaways.

A delightfully scenic, glamping pod named Kingfisher, situated within the High Weald Area of Outstanding Natural Beauty. Located on the edge of a beautiful pond and equipped with a wood fired hot tub (no jets/bubbles) central heating, kitchen and bespoke outside wooden decking. The pod has WiFi from Three 4G. ** The electric is powered by Solar - NO HAIR DRYERS, STRAIGHTENERS, FANS ETC ** Also as a result on cloudy days we need to run a generator to recharge the batteries

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
