Tolley Lodge, an idyllic place to stay, located on 180 acres of farmland, woodland and 400m from our spring fed lake. Own private garden, wood-fired hot tub and uninterrupted views of open pasture and the South Downs. There's plenty of logs for your own private hot tub and firepit (gas bbq supplied as well). You can also hire our WOOD-FIRED SAUNA; a perfect addition with a wild swim in our spring fed lake. Private sessions from £30 can be booked during your stay. Dogs are welcome on leads.

Enjoy morning coffee or outdoor dining on the large decking area or just relax whilst fishing. In spring, the woods come alive with bluebells and delicate flowers, creating enchanting mornings and nature-filled days. In summer, bask in long golden evenings; in autumn, watch the leaves turn rich shades over the lake. Ideal for couples seeking peace, nature, and comfort.

This beautiful beach house sits right by the sea with direct access to the enormous sandy beach and dunes. A great space to spread and out and relax with family and friends, it is stylishly furnished and decorated, and well equipped with everything you need! It is our family holiday house, so is comfortable and welcoming - a perfect spot for anyone who wants to getaway in a really special home from home! We can often be flexible on check-in and out times to make the most of your time by the sea!

Set in private grounds of 10.5 acres & shared only with the on-site owners, this Log Cabin overlooks the lower lake Bedroom 1 features a huge Emperor Size double bed (7ft x 7ft), with duck down Egyptian cotton pillows and duvet. Double doors open to a balcony overlooking the lake Bedroom 2 - 2 Single Hypnos medium mattresses or 1 x Super King bed Includes two further fold out beds best suited for children. Reconnect with nature at this unforgettable escape. Taylor’s Lodge is set in beautiful surroundings overlooking a private lake. We have ducks, chickens, two cats and a friendly dog. Enjoy feeding the fish, you might even see the heron on his daily visit! No fishing please. We are set in 4 acres with beautiful walks to Buxted Park, Ashdown Forest. There are two pubs within a short walk, both excellent food. Our lodge is fitted out to provide a comfortable stay with nature in abundance.

The Cottage is a former Granary beautifully converted into self contained luxury accommodation ideal for overnight, short stays or a full holiday let if required. You are more than welcome to enjoy our large garden and pond! It’s a short walk or you could drive up if you wish, so peaceful!

Stylishly fitted and eco-friendly, our detached, self-contained cottage is in a very rural location. There are no other holiday cottages on the farm. Situated in the High Weald Area of Outstanding Natural Beauty, on a sheep farm of 23 acres (which you are free to roam), this is a real get-away-from-it-all location. One of the most peaceful and relaxing places you will ever stay. With underfloor heating and a wood-burning stove you will be cosy whatever the weather.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
