Peaceful spacious country barn with amazing views

Gunbanks Farm TN225HS is in the heart of the Sussex countryside in an area of outstanding natural beauty. It is a peaceful retreat to escape the stress of daily living. Tucked away down a private drive with easy parking. There is an outside space to sit and relax. The barn is spacious and sociable. There is a working forge just by the barn. Occasionally there will be farriers making shoes and wrought iron pieces. You will see evidence of this around the garden with beautiful horseshoe balls.

Jacks Cottage -

A beautiful oak framed building with great views of the south downs. Accommodation comprising of a comfortable lounge with TV and wifi and log burner. The kitchen is well equipped with a dishwasher, oven and microwave. One double bedroom downstairs with en suite shower room. Upstairs there is a mezzanine with two single beds and a sitting area above the lounge area with a bathroom with free standing bath. The outside space is a south facing patio with table and chairs and a BBQ is available.

Relax by the cosy log burner, cook in the fully fitted kitchen, and wake to magical lake views from the bedroom. In spring, enjoy the woodland with bluebells and delicate flowers; summer brings long golden evenings over the lake, and autumn paints the trees in rich, vibrant colours. Step outside to gentle ripples, watch wildlife, or visit East Hoathly village with its café, shop, and pub just minutes away.

Self contained double room in our detached garden annex with private off road parking and EV charging nearby. Equipped with a king bed, TV, waterfall shower and separate WC, hair dryer, kettle and mini fridge. Outside space with table and chairs for al fresco dining! Located close to the Ashdown Forest with plenty of country walks. We are a 15 minute drive from Royal Tunbridge Wells and an hour from London and the East Sussex coast. We are on hand in the main house for your convenience.

My place is close to Ashdown Forest and half hour drive to Glyndborne Opera House. Sussex Coast is within easy reach. Royal Tunbridge Wells 20mins away with the famous Pantiles. Many historical Villages nearby including Mayfield and Burwash. My large garden is full of wild life with two resident badger sets. White Deer are frequent visitors and can often be seen at dawn and dusk from the terrace. Foxes and family of Hare. More recently, we have two families of the protected Hedge Hogs.

Also you are within easy driving distance of Ashdown Forest, the South Downs the coast, the Bluebell Railway and several National Trust properties. Buxted train station, offers easy access for shopping in the local town and is a direct line to London.

Idyllic and Secluded Lakeside Lodge

Reconnect with nature at this unforgettable escape. Taylor’s Lodge is set in beautiful surroundings overlooking a private lake. We have ducks, chickens, two cats and a friendly dog. Enjoy feeding the fish, you might even see the heron on his daily visit! No fishing please. We are set in 4 acres with beautiful walks to Buxted Park, Ashdown Forest. There are two pubs within a short walk, both excellent food. Our lodge is fitted out to provide a comfortable stay with nature in abundance.

Entire converted stone coach house

The Coach House is a newly converted, open plan space with very good internet connection in tranquil wooded location on the edge of the Ashdown Forest. It is adjacent to, but detached from the main house Fairstowe and is ideally suited for family occupancy or a couple. Guests have the freedom of having sole occupancy. A 2nd bedroom can be created by closing a multifold door where a single regular bed is provided for one guest and a single fold-out bed is available for a second.

It is completely self-contained, with a separate entrance from the adjacent family house. With a sumptuous superking bed (or two twins), sofa bed, unlimited fast WiFi and HDTV, you are assured of a relaxing and welcoming stay in a family-friendly setting in the East Sussex countryside.

Old Smock Mill is a romantic place for couples. The atmosphere inside is peaceful and relaxing. Everything is designed to unwind you from the moment you walk in. It is surrounded by the lovely Kent countryside where you can ramble and refresh yourselves by perhaps ending the day in one of the great pubs cosy by a log fire in Winter or in Summer in an English garden. Guests have said how hard it is to tear themselves away, it truly is a treasure to find.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
