Welcome to our beautiful retreat in the heart of Rural Sussex. This lovely self contained and fully equipped annexe is part of an 18th century barn conversion. Tucked away at the end of a private lane in the hamlet of Small Dole with uninterrupted views across the South Downs National Park, it's a perfect base for exploring the area. We're 30 minutes from Gatwick (parking and transport can be arranged) and Brighton, historic Arundel and glorious Goodwood are all within easy driving distance.

We are about a 20 mins walk from Brighton or Hove and are easily positioned for easy access to Brighton, Hove or Preston Park railway stations, we’re on the excellent No 27, bus service. Walk 10 minutes down the road to the Seven Dials, there are Thai, Japanese, Chinese, Hog Roast and French restaurants.

The Nook is a bright & well equipped double ensuite guest unit, with a separate private entry and off road parking for 1 car. The room has Wi-Fi, a King size bed, cotton bedding, new mattress & fluffy towels. The ensuite has a lovely electric shower with rain shower head. We provide a cool box with chilled water, milk, tea, coffee, porridge pots & biscuits. We are in a quiet, safe area. The seafront is a 5 minute walk and there's regular buses into town a minute walk away.

The property is a loft conversion on the first floor of our bungalow. It offers spacious open plan living area and is perfect for couples. Please give us the heads up to know if you need the sofa bed (there is a charge of 25.00 to cover our extra laundry costs). We welcome all couples of every gender type and combination. If you are driving please check info as we have parking restrictions 9am -8pm. No free on street parking even on Sundays so close to the centre
