The Cart Lodge a cosy rural hideaway

Situated in a secluded part of our 16th century farm, this detached, south facing cart barn has been converted to a very high standard. In an ideal location overlooking a large duck pond and with distant views to the South Downs. It is a great base for walking the Wealdway or cycling the Cuckoo Trail. Places to explore include Lewes and Eastbourne, 9 miles. Glyndebourne 6 miles. An excellent pub and restaurant is within a ten minute walk along country footpaths. The village shop 2 miles.

The Annex

A two bedroom self-contained cottage set in the East Sussex countryside, with views of the Fairlight Hall Estate and the English Channel. On a clear day you can see as far as Dungeness and the inter-lying beaches. Situated between the historic old fishing port of Hastings and the fortified hilltop town of Rye, on the A259. The Annex is next door to a family home within their established garden, to which guests have access. The nearest railway stations are Battle or Hastings.

The apartment is exceptionally spacious, with light and airy decor and a selection of original artwork. It is a wonderful space to relax, admire the sea views and watch the world go by. Beautiful barn, perfect for walkers, also great as a comfortable and spacious base for exploring the local countryside. Local cultural attractions include Glyndebourne, Drusilla's Park, South Downs Way. This spacious artist's home is located right on the South Downs Way, and it is only about an hour and a half walk to the coast at Exceat. There is a tree house for kids, a couple of swing seats for chilling out on, and the Cuckmere runs through the bottom of the garden.

The Sea Room is a glorious 2-bedroom flat situated on Marina in St. Leonards. The flat is incredibly spacious, has wonderful views and an extraordinary terrace, making it one of the most unique flats in the area. Built in 1868 the property was completely renovated in 2013 and now boasts 3 luxurious bedrooms, a massive 60ft by 40ft living room (complete with fully working bowling alley), a huge dining table for 14 guests and a secret cinema room.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
